Florida's WDO Inspection Requirement

Florida law requires a Wood-Destroying Organism (WDO) inspection for virtually all residential real estate transactions. The WDO report — sometimes called a “termite letter” — must be completed by an FDACS-licensed inspector and documents evidence of active termite infestation, wood-boring beetle activity, wood-decaying fungi, and any related damage or conducive conditions. In Miami-Dade County, WDO reports are taken very seriously by lenders and buyers given our well-documented termite pressure.

Even outside of real estate transactions, an annual professional termite inspection is strongly recommended for all Miami-Dade homeowners. Most home insurance policies do not cover termite damage — making prevention and early detection critical.

The Three Termite Species of Miami-Dade County

1. Formosan Subterranean Termites

Formosan subterranean termites (Coptotermes formosanus) were introduced to South Florida through international shipping during the 20th century. They are considered the most destructive termite species in the world. A mature Formosan colony can contain millions of workers and can consume a pound of wood per day. They build expansive underground colonies connected to structures via mud tubes, and may also build secondary carton nests within wall cavities above the soil line.

Formosan termites swarm on warm, humid evenings primarily from April through June in Miami-Dade County — often after rain events. Swarms near light sources (outdoor lights, lit windows) are a visible sign of nearby colony activity.

2. Asian Subterranean Termites

Asian subterranean termites (Coptotermes gestroi) are found in the United States almost exclusively in Miami-Dade and Broward counties, making South Florida unique in the country. They were introduced through tropical lumber imports and have established themselves in the warm, humid coastal environment of Miami-Dade.

What makes Asian subterranean termites distinctive is their habit of building above-ground carton nests — hardened structures made of chewed wood and soil — within trees, utility poles, and inside wall cavities. These above-ground nests can house active colonies independent of soil contact, making them harder to detect and treat with conventional subterranean termite methods. If you see unusual growth or dark material inside hollow-sounding walls or in tree trunks on your Miami-Dade property, Asian subterranean termites may be the cause.

3. Drywood Termites

Drywood termites infest dry, sound wood — furniture, framing, flooring, and structural timbers — without needing contact with soil. They leave behind tiny fecal pellets (frass) that look like sand or coffee grounds, often found on windowsills, floors, or countertops below infested wood. Miami-Dade's older wood-frame homes — especially in historic neighborhoods — are particularly vulnerable.

Coral Gables contains some of Miami-Dade's oldest and most architecturally significant homes — many dating to the Mediterranean Revival period of the 1920s.
